This is a family house with a large enclosed garden and ground floor room custom fitted for a disabled guest. The X-Y ceiling track hoist is fixed and runs from the bed in ground floor room into a wet room with bath. The garden has a pool table, trampoline and hot tub. This is a great choice for young families and those who require accessibility facilities.
A spacious family house with a large enclosed garden. The garden is shared with the neighbouring hosts who are always happy to help out, while the terrace is private.
The house sleeps up to 9 guests with the ground floor custom fitted for a severely disabled guest, including wet room with a bath and ceiling track hoist from bed to bath. There are two more bedrooms upstairs, one with a king size bed, and the other a bunk bed and single bed perfect for children.
There is a comfortable lounge adjoining the ground floor bedroom, with a smart TV in both. The ground floor bedroom's TV is controlled by an ipad near the bed, and music can be piped into both the bedroom and wet room via a stereo system in the ceiling controlled by bluetooth.
There are two bathrooms on the ground floor, with the second having a walk-in shower, and an upstairs bathroom with shower. The kitchen is fully equipped with oven and fridge, and the property also has laundry facilities. Parking is free on the properties' drive. Electric car charging point available.

Please note:
The ceiling track hoist goes from the accessible bedroom into the wetroom. The wetroom consists of a bath and a shower trolley. The bath has a portable shower head which can be used for the shower trolley.

Accommodation That Welcomes Wheelchair Users
Our accommodation at Kingfisher Barn caters for guests and groups with all forms of disability including wheel chair users. The site has been designed so that much of the accommodation is set out on the ground floor level, no stairs and with wheelchair accessable doorways.

The lodges and cottages are perfect for both weekend, week breaks, long term residentail bookings and group residential visits. We are ideally based to explore the surrounding areas for lots of activities.
Hazel and Stable cottages have both been designed specifically for wheelchair users with all accommodation on the ground floor and wider doors for easy wheelchair access. The accommodations have wet room shower areas as well as family bathrooms, grab rails and sideway transfers to the toilet. Most bedrooms and bathrooms have ceiling tracking for the use of an electric transportable ceiling hoist.
Kyte and Kestrel lodges also offer a wet room, grab rails, sideway transfers and ceiling tracking in all bedrooms and bathrooms on the ground floor. These two lodges are very spacious and allow a lot of freedom to move around.
Our private indoor heated swimming pool is equipped with ceiling tracking and hoist in the changing room area, a special disability changing bed and a dipper into the pool. There is also a large shower room, which can accommodate a shower chair if required.

Peppers Barn
This high spec, energy efficient respite holiday home is designed for disabled and terminally ill guests to spend quality family time together with their close family. The light and airy self catering accommodation commands uninterrupted views over the Leicestershire countryside, providing a peaceful setting for the whole family group.
The whole of the downstairs is designed to allow free movement for wheelchairs with all rooms having double doors and no thresholds. All the furniture is on castors allowing the rooms to be organised to suit individual needs. There is a separate cloakroom for boots and coats, and a utility room with washing machine and tumble drier. There is a separate toilet wet room with wash and basin and shaver point. There is a bedroom with 3 single beds.
One end of the building has been designed as a disabled bedroom/room which incorporates a wet room with shower and bath with a tracked hoist which runs the length of the room enabling a guest to be hoisted safely from the bed into the bath. There is 1 electric hospital profile bed and 1 electric bed.
The first floor is accessed by an oak staircase onto a galleried balcony with seating which overlooks the lounge/kitchen area below and views of the open fields beyond. This breakout space is ideal for younger members of the family. There is a double bedroom and a second bedroom with 1 double bed and a single bed. There is a shower room with shower, toilet, wash hand basin and shaver point. The mezzanine area has a double bed settee.
The building is highly insulated and energy efficient using solar panels for the building’s electricity; keeping two batteries fully charged up which will allow 6 hours use in the event of a power cut. A ground source heat pump system provides hot water and central heating.
There is plenty of parking, and a car port at the front door so you can keep dry between the car and accommodation in all weathers. There is a landscaped garden with disabled access that includes a barbecue area with seating.

Description
Woodlands is a self contained accommodation building with accessible facilities and equipment. It has been designed to cater for groups which include those with additional needs and is located with fantastic views down our fields and into mature woodland overlooking the Sky Ropes and Yurt. Our site in the heart of the Peak District has direct access to the traffic free Monsal Trail. The building sleeps up to 10 people and has a multi-use main living space as the main room can be a comfortable living and dining room or a bedroom with a pull down bed.

- A small charcoal BBQ is available (please bring your own charcoal)

The building is energy efficient with excellent insulation, triple glazing and green energy use in the form of a ground source heating system which provides under floor heating. The kitchen worktops and splash backs are made from recycled materials. The cedar shingle roof and cedar cladding protect the building and look great, a water butt helps us to re-use rain water on the garden.
We provide a duvet and duvet cover, pillow and pillow case, fitted sheet and a blanket (you will have to make up your own beds), but please bring your own towels.
Please note that no dogs are allowed on site (except for assistance dogs - please let us know at time of booking).

- An en-suite shower room with a large shower area, Chiltern Invadex TRT3 shower trolley (maximum weight 190kg), adjustable height sink, toilet with grab rails and emergency pull cord
- Etac Clean shower commode chair & belt
- Casa Lift 180E electric mobile hoist (maximum weight 180kg)
- Invacare Accent single profiling bed (maximum weight 145kg) with a Countrywide Healthcare Picara low risk polyurethane foam mattress
- Emergency pull cord in the accessible bedroom
- Accessible outside toilet
- Disabled car parking space right outside the front door
Unfortunately, whilst this building works incredibly well for people with a variety of specific needs, it has not been designed to facilitate independent living for wheelchair users. It is expected that able bodied group members will be present as part of a group booking the building.

Location
Woodlands is in a picturesque location with views down fields and out onto mature woodlands. It is the perfect base to make the most of our fantastic Peak District surroundings. An access ramp to the Monsal Trail, which is a flat traffic free route that travels 8.5 miles between Bakewell & Blackwell Mill near Buxton and is popular with walkers and cyclists, is 250 metres from the building along the centre driveway.

When booking Woodlands on its own access is limited to the building, the fenced patio/garden area, fenced rear woodland area and disabled parking space. Access to the wider centre is limited to those staying in our other accommodation buildings, the Farm House, Lodge, campsite and day visitors who have pre-booked.
